When preparing a home for sale, many homeowners assume they need a major renovation to make an impact. The truth? Some of the most effective updates are often the simplest. Thoughtful paint choices, intentional styling, and a few memorable design moments can completely transform how buyers experience your home, giving you the opportunity to stand out from other listings in your price range.

Start with Paint: The Fastest Way to Transform a Home

Fresh paint remains one of the highest-return investments you can make before listing your home. It instantly brightens spaces, makes rooms feel cleaner, and allows buyers to envision their own lives in the home. 

We are seeing a shift away from stark whites and cool grays toward warmer, softer neutrals. Colors such as creamy whites, soft taupe colors, muted blues and greens, and warm sandy tones create a welcoming backdrop that appeals to a broad range of buyers while still feeling current.

A fresh coat of paint can make a home feel updated without requiring a full remodel—and that’s often exactly what today’s buyers are looking for. Updating baseboards can also be an easy way to update a home without a big expense. A straight, wider baseboard painted in a pure white can easily update any space. 

Don’t Forget the Powder Room

If there’s one place where we encourage homeowners to take a design risk, it’s the powder room.

Because it’s a smaller space, a powder room is the perfect opportunity to create a memorable moment. Buyers often remember dramatic spaces long after they’ve left a showing, and a beautifully designed powder room can leave a lasting impression.

One of our favorite techniques is incorporating wallpaper with texture, pattern, or artistic detail. Whether it’s a hand-painted design, grasscloth-inspired texture, or a bold botanical pattern, wallpaper can elevate a simple powder room into something special.

Another designer trick we love is color drenching, or color washing, the room. Painting the walls, trim, ceiling, and even cabinetry in a single rich color creates depth, drama, and sophistication. It feels intentional, luxurious, and far more custom than a standard neutral powder bath. Add wallpapering the ceiling and you are creating a show-stopping powder! 

Style, Don’t Clutter

When staging a home, less is often more. Don’t feel the need to fill every space. 

A well-styled home feels collected, welcoming, and lived in without appearing crowded. We recommend focusing on a few impactful accessories rather than filling every surface.

Lighting is one of the most overlooked opportunities when preparing a home for sale.

Replacing builder-grade fixtures with statement lighting instantly elevates a room and photographs beautifully for online listings. Whether it’s a dramatic chandelier over a dining table, elegant pendants over a kitchen island, or beautiful sconces in a powder room, lighting creates visual interest and helps define the character of a home.

In many cases, a single fixture can transform an entire room. 

TIP: Use warm light bulbs, not white. 

Focus on the Spaces Buyers Remember

Not every room needs a complete makeover. Instead, focus on the spaces that have the greatest emotional impact:

  • Entryways

  • Primary bedrooms
  • Add flowers to the yard and update the pots in the entryway to have some color.
